YIT Completes Second Stage of INKERI Complex in Pushkin

YIT St. Petersburg, a Finnish company, received a permit to commission the second construction stage of the comfort level INKERI residential complex in Pushkin. The five-storey building, designed in the original modern Finnish architectural style, is located in Sofia historical district, surrounded by parks and palaces of Tsarskoe Selo and Pavlovsk, in a well-maintained and quiet part of the city, with well-developed social and commercial infrastructure and convenient transport connections.

The second stage of the five-storey INKERI complex consists of four buildings (Kameronovskaya Ulitsa 10, Buildings 1-4, Pushkin). The buildings have 280 apartments in total. Residents have storage space allocated in the basement to store their seasonal belongings (bicycles, sleds, skis, etc.).

The apartments are comfortable with versatile planning solutions. Each building has a variety of apartments, from studios and 1-room apartments to spacious 3-room apartments. Some of the apartments have been designed in modern European style (with a combined kitchen and living room area). Many of the apartments have large Finnish balconies (1.5 m deep). Most 3-room apartments have space for Finnish saunas (3-4 sq.m.) adjoining bathrooms. Original loft apartments with variable ceiling height (up to 3.9 m) and large windows are located on the upper floors of the buildings. The completed buildings have a wide range of various types of apartments.

Cutting-edge engineering solutions provide for comfortable living. For instance, a mechanical ventilation system with natural air flow guarantees an optimal microclimate in the apartments. The buildings are equipped with low-noise KONE elevators, and technical premises have “floating” floors to reduce noise levels. All the apartments are prepared with basic finish, or, by Customer request, with Finnish quality turnkey design, with a selection of various finishing materials and equipment.

Recently the INKERI building received Category B energy efficiency rating, which is high category of energy efficiency. The certificate of energy efficiency was presented to INKERI complex at the 5th Russian International Energy Forum, during the round-table discussion “Energy Efficient Building as a Thermal Energy System,” organized with support of the Committee for Energy and Engineering Support of St. Petersburg, and the Energy Saving Center, a St. Petersburg State Budgetary Institution. Energy efficiency rating has been assigned only to a few residential buildings of leading developing companies. The INKERI project boasts a series of energy-efficient solutions, such as individual heating units, which lower energy spending on water and heat transfer agent, energy-saving windows with gas filling and special surface covering, the cladding structure with effective heat insulation, use of energy-saving lamps, etc.

INKERI, a five-storey comfort class residential complex, has been built in the historic part of Pushkin on the territory of 15.6 hectares. It will have 130,000 square meters of residential space (3,000 apartments). The first stage of the project, with nine apartment buildings (598 apartments) was completed in September 2016. At present YIT is working on the third stage of the project (four new buildings with 245 apartments), which is expected to be completed in the 4th quarter of 2018.

The project has been designed in modern Finnish architecture style by Grigoryev and Partners Architecture Bureau. The complex consists of 5-storey buildings that are fairly compact and cozy, located on a spacious territory, enclosed on all sides and with security service on duty. INKERI fits well into the surrounding historical buildings of Tsarskoye Selo. Children’s playgrounds inside the residence complex were designed by leading specialists in recreation and sport in Scandinavian style. There are no in-built commercial premises on the first floors of buildings, which makes the environment even more comfortable for residents. Professional security staff and modern integrated security systems guarantee safety inside the INKERI complex.

After the opening of all sections of the West High-Speed Diameter highway INKERI’s transport accessibility will further improve. Now you can get to the INKERI complex from virtually any location in St. Petersburg in 30 to 40 minutes. New highways that have been built over the past several years in addition to the West High Speed Diameter Highway allow to reach Pushkin from the City Ring Road in just 10 to 15 minutes, along a variety of different routes.
