YIT Starts Sales of Apartments in TARMO Residential Facility near Chernaya Rechka Metro Station
YIT St. Petersburg Company will start selling apartments in TARMO Residential Facility near the downtown of St. Petersburg in February 2018. The new residential facility will be located at 24 Studencheskaya Ulitsa, in a quiet and comfortable city block in Primorsky District. The area has all the necessary social and commercial infrastructure in place. Beautiful parks and gardens, including the famous historical Udelny Park, are within the walking distance from the new residential facility. Several Metro stations – Chernaya Rechka, Lesnaya and Udelnaya – are located nearby. The residential facility will have convenient access roads leading to embankments and major thoroughfares of the city.
TARMO residential facility consists of five 11-storey buildings, with facades built in the contemporary Finnish architectural fashion. The buildings and the apartments stand out with original layout and planning solutions characteristic for comfortable European (in particular, Finnish) housing. The TARMO facility will have a total of 827 apartments, with the total area of 38.8 thousand square meters. The new residential facility will be built on the land plot of 2.4 hectares, acquired by YIT in the fall of 2016. The construction permit was issued to YIT St. Petersburg in January 2018.
TARMO Residential Facility will have a closed-off secure territory where children and adults alike will feel safe, and live in comfort. The cozy inner courtyard will have children’s playgrounds with equipment for children of different ages, an outdoor athletic facility and bicycle parking areas. The residents will be happy to know that the facility includes two kindergartens, including a kindergarten for 80 children with a separate fenced-in well-equipped area. The residents of the complex will be able to make use of a spacious 7-storey parking garage for 440 cars. The first floors of the buildings along Studencheskaya Ulitsa will house various stores, which will be accessed from the street. The entrances into the residence will be located in the back of the buildings.
TARMO apartment houses will include apartments with various layout and planning solutions, which will allow customers to choose the very best option for their needs. At the first stage of the project there will be a broad range of various solutions available to customers, from compact studios (27 square meters), 1-room apartments (34.4-40 square meters) and 2-room apartments (40.8-69.6 square meters), to spacious 3-room (66.3-86.9 square meters), 4-room (106.5-108.2 square meters) and 5-room apartments (131 square meters). A fairly large number of apartments will have modern European layout design with a joint kitchen and living room area, and comfortable master bedrooms. The space of the apartments has been thoroughly thought through to the smallest detail. In particular, all the apartments will have space for installation of closets. The apartments on the upper floors will have panoramic views of the surroundings, including the nearby parks.
YIT Company offers an innovative product, Transformer Apartments, presented for the first time in the TARMO Residential Facility. The customer will initially acquire a Transformer Apartment with its original layout design; in the future, he or she will be able to transform the space of the apartment in accordance with one of several ready-to-use options (with consideration, for instance, of changes in the composition of the family). After he or she decides to transform the apartment into a different layout, the resident will then be able to choose one of the options selected at the time of purchase, and change the layout him- or herself, and have it consequently approved. Due to innovative project solutions such as Transformer Apartments, those purchasing apartments in TARMO Residential Facility will have a broad range of options for organizing the living space in an optimal way, including many choices for those thinking ahead strategically.
All the apartments will have glazed balconies and loggias; many apartments will have popular “deep” Finnish balconies (1.4 – 1.5 meters deep). Most apartments have space for Finnish saunas (3-4 square meters in area) adjoining bathrooms. The height of ceilings in the apartments is 2.7 meters. Individual storage cabinets in the basement (3-5 square meters in area) will be a useful and convenient additional option for the residents. The storage cabinets can be used to store seasonal things, allowing residents to use the space of apartments themselves most effectively.
Cutting-edge engineering solutions provide for comfortable living of the residents. For instance, a mechanical ventilation system with natural air flow will guarantee an optimal microclimate in each apartment. The perimeter-type piping layout scheme will allow to conceal all the distribution pipes that usually cause much inconvenience, so there will be no standpipes in the apartments. YIT pays special attention to safety and calm of the residents. For this purpose the company uses state-of-the-art integrated monitoring, access management and video surveillance systems.
Preliminary reservation of apartments in TARMO started in August 2017. Early results indicate the consumers’ considerable interest in the project and high demand for apartments in the new YIT residential facility.
